What our Orlando projects actually show
For one Orlando homeowner, DeSantis replaced an old roof with IKO Dynasty shingles and added roof ventilation. The brief project description confirms both pieces of work; it does not specify a ventilation calculation for another home.
At Lake Highland, DeSantis installed a new shingle roof. No particular product line is identified in that record. Separately, a new roof in the SODO district used GAF TPO. The SODO material record does not identify the building’s operations or the details of its roof assembly.
These examples offer different starting points. A homeowner asking about a shingle roof with ventilation changes needs a different discussion from an owner comparing systems for a low-slope surface. Identify the property and affected section before choosing a material from an example.
More exhaust vents are not a complete ventilation description
IKO’s roof-ventilation guidance explains the relationship between intake and exhaust and the need for unobstructed airflow. That makes a line saying add roof vents incomplete as a description of a proposed change.
For a ventilated attic, ask where air enters, where it exits and what existing vents remain. Have the recommendation identify the attic area it serves and explain how the proposed components work together. Do not assume a ventilation change is needed merely because one was included in our Orlando project.
If you have an existing report about attic heat or moisture, send it with your request. Observations are useful background; they do not establish the cause or the design. This manufacturer information is technical context, not a promise of lower energy bills or a ventilation specification for your home.
Historic-review routes are not identical across Orlando
The City’s historic-district page reports an August 10, 2026 decision temporarily moving Downtown Historic District project review to the Appearance Review Board. Its Lake Cherokee section instead describes Historic Preservation Board review, with a minor route for work such as reroofing and matching repairs.
The same page lists district-specific exceptions: Lake Copeland includes roof color and certain later-built structures; those statements should not be transferred to every historic address.
Check the property in the City’s linked locator and describe the actual exterior change before relying on an older approval route. Retaining appearance, changing a material and altering a roofline are different proposals. The City should confirm the review applicable now; none of our three project records establishes a historic approval.
Keep concealed construction verification in the schedule
Orlando’s residential roof-permit guidance describes a dry-in/in-progress inspection and an affidavit for final inspection. It warns that missing the required dry-in inspection can lead to disapproval and removal of covering to make underlying work inspectable.
Before work begins, ask who coordinates those steps and how the applicable details will be available. A photograph of finished shingles does not identify the result of an in-progress inspection. Confirm the current sequence for the actual permit rather than assuming the schedule for another Orlando job applies.
For a commercial request, also describe equipment, occupied areas and access restrictions. The proposed inspection sequence and the building’s operating needs should be discussed together.
Bring the decision you need answered
You can organize an inquiry around the unresolved issue:
- Current water entry: where it appears, when it began and any earlier work in the area.
- A proposed ventilation change: the written recommendation and available roof or attic information.
- Planned replacement: the roof sections, existing material and any accepted appearance conditions.
If you already have a proposal, send its complete scope rather than only its price. Ask for retained components and exclusions to be identified. This allows a repair option, a roof-only replacement and a replacement with additional work to be evaluated as different purchases.
Orlando roofing questions
Can I request an assessment before selecting shingles or TPO?
Yes. Start with the roof already on the property and the concern you can describe. Product selection should follow the proposed scope and the requirements of that roof area.
Does a Lake Highland project photo establish a matching product?
The project record does not name its shingle line. Provide existing product information if you have it, and ask any new proposal to identify the actual material being offered.
Should I include another contractor’s recommendation?
Yes, especially if it proposes work beyond the roof covering. Ask which findings support it and whether that work is included in the new estimate, optional or assigned to another provider.
